Is It Time?
When a New Opener Is the Right Call
We default to repair when repair makes sense. But these are the situations where a new opener is the honest recommendation.
15+ Years of Service
An opener past 15 years has typically hit its cycle limit. Multiple small failures start stacking up - and the cost of continued repairs approaches what a new unit would run fully installed.
Motor Has Failed
When the motor itself goes, repair cost often closes in on replacement cost. We give you both numbers. If the gap is small, a new unit with a warranty makes more sense.
Chain Drive Noise
Older chain drives rattle through attached garages and into living spaces. If the noise has become a quality-of-life issue, a belt-drive upgrade is a permanent fix - not a patch.
No Safety Sensors
Openers installed before 1993 have no photo-eye sensors - a federal safety requirement. These units are genuinely unsafe and should be replaced regardless of whether the motor still runs.
You Want Smart Features
Wi-Fi connectivity, myQ app control, real-time alerts, and HomeLink integration aren't retrofittable on older units. A new opener is the only path to these features.
No Battery Backup
Power outages trap your car in the garage without battery backup. This matters more in Commerce City, Brighton, and outer metro areas where outages are more frequent.
Drive Types
Which Opener Is Right for Your Garage?
The honest answer depends on your garage layout, your door weight, and how much quiet matters to you. Here's how the main drive types stack up.
Chain Drive
Best ValueThe most affordable and most durable drive type. Handles heavy doors well. The tradeoff is noise - a chain drive in an attached garage is audible in the house. Good fit for detached garages or budget-first installs.
Belt Drive
Quietest OptionA reinforced rubber belt replaces the chain - significantly quieter operation. The most popular upgrade choice for attached garages with bedrooms above or adjacent. Small price premium over chain drive, worth it for most homeowners.
Wall Mount (Jackshaft)
Space SaverMounts to the wall beside the door instead of the ceiling - frees up overhead space for storage or high-clearance vehicles. The LiftMaster 8500 series is the standard in this category. Higher price point, excellent fit for specific situations.
Screw Drive
Low MaintenanceFewer moving parts than chain or belt - less maintenance over time. Performance can vary with Colorado's temperature swings. Less commonly installed in new setups but we service and replace existing screw drive units.
Modern Features
What a New Opener Actually Gets You
Beyond just quieter operation - here's what's changed in the past several years and what's worth understanding before you choose a unit.
Wi-Fi & App Control
myQ and Aladdin Connect let you open, close, and monitor your garage from anywhere. Get alerts if the door is left open. Works with Google Home, Amazon Alexa, and Apple HomeKey depending on the unit.
Battery Backup
The door still works during a power outage. Available on most current LiftMaster and Chamberlain models. Standard recommendation for any home where the garage is the primary entry point.
HomeLink Integration
Program your new opener to work with your vehicle's built-in HomeLink system - no separate remote needed. We program this during installation and confirm it works before we leave.
Wireless Keypad
An external keypad on the outside of your garage - useful for kids, dog walkers, or anyone who needs access without a remote. We install and program during the same visit.
Built-In Camera
Some LiftMaster models include a built-in camera with two-way audio - lets you see inside the garage remotely via the myQ app. Useful if the garage doubles as a workspace or entry point for deliveries.
Auto-Close & Alerts
Set the door to close automatically after a set time. Get push notifications when the door opens or closes. Both features are available via the myQ app on compatible LiftMaster units.

Why Homeowners Across the Metro Choose Swain Garage Doors in Thornton
The opener install itself is straightforward. The difference is what happens around it.
Right Unit, Right Reason
We don't push the most expensive option. We recommend what actually fits your garage, your door, and your priorities - and explain why. If a mid-range chain drive is the right answer, that's what you'll hear.

Door Balance Checked
A new opener on an unbalanced door is a short-term fix. We check spring tension and door balance before and after installation. If something needs attention, we tell you - and give you the option to address it at the same visit.
Full Programming Included
Every remote, keypad, HomeLink pairing, and app connection is handled during installation. You're not left with a half-configured system and a manual you'll never read.

Opener Installation Questions
What homeowners across the metro ask before an opener install.
How long does a garage door opener installation take?
Most residential installs run 1.5 to 2.5 hours depending on the drive type, whether the old opener needs to be removed, and how many remotes and accessories need programming. Wall mount installs take slightly longer. We give you an accurate time estimate when we schedule the job.
Can I keep my existing remotes with a new opener?
Sometimes. Older remotes use fixed-code or older rolling-code technology that isn't compatible with current openers. We'll tell you whether your existing remotes will work with the new unit - or whether they need to be replaced. New remotes are included in the installation price.
What's the difference between chain drive and belt drive? Is belt worth the extra cost?
For an attached garage - especially one with living space above or directly adjacent - belt drive is worth it. The noise difference is significant. For a detached garage where sound transmission isn't an issue, a chain drive is a perfectly solid choice at a lower price point. We'll give you both numbers and let you decide.
Do I need battery backup?
If your garage is your primary entry point, yes. Being locked out of your own garage during a power outage is genuinely inconvenient. Battery backup is standard on most current LiftMaster models and adds a relatively small amount to the unit cost. It's an easy call for most homeowners.
My garage ceiling is low. Can a standard opener still be installed?
Low headroom situations can limit standard rail-mounted openers, but they don't eliminate options. Wall mount (jackshaft) openers work well in low-clearance garages since they mount to the wall rather than the ceiling. We assess the headroom during the estimate and recommend accordingly.
Will you check my springs and door balance during the install?
Yes. A new opener on an unbalanced door burns out faster and doesn't operate correctly. We check door balance and spring condition as part of every opener installation. If we find something that needs attention, we tell you and give you the option to address it at the same visit rather than booking a second call. Spring repair details →
